1. X conveys by deed certain lands to A for £10,000; others to B upon marrying his daughter; others to his sister C; and the residue to D on condition of his executing a forgery.

X has already sold most of the said land bona fide to E, and is besides insolvent. How far have changes in the law affected the position of A, B, C, and D ?

2. What points in the law of Leaseholds are illustrated by the following?

(1) X by writing signed demises to A a term of 10 years to commence next Lady Day.

(2) X by writing signed covenants to demise to A upon next Lady Day, a term of 10 years.

(3) X by writing signed demises to A for 21 years at

a nominal rent.

(4) X by deed demises to A for his own life, to commence next Lady Day.

(5) X surrenders for the purpose of renewal his renewable lease to the reversioner A, upon which B, (X's under-lessee for years), in spite of his covenant to do so, refuses to surrender to X.

4. Explain the effect of the following:

(1) X conveys to A for life on condition that she marry B within a year,' and 'to C durante viduitate,' and then grants over his reversions upon the same to Y.

'To A in fee upon his destroying B's will.' (4) To A upon his marriage to B for 100 years, with remainder to their eldest son for life.'

(5) 'To A for 50 years, remainder to his eldest son (unborn) for 1000 years.'

(6) To A and B for 10 years remainder to the survivor for life.'

(7) 'To A for 100 years, provided he live so long, remainder to his youngest son in fee.'

(8) A on his marriage takes for life with remainder to his eldest son in tail,' but is at once either (a) wrongfully disseised, (b) forfeited for treason, (c) or himself alienates in fee.

(9) To A for 10 years, remainder to B for A's life, then to heirs of A,'

5. In what various ways have the old and new law regarded the conveyance of a reversion, a right of way, a future term, and a life estate under

(1) A Grant to A,'

(2) A Grant 'to and for the use of A,'

(3) A Grant 'to X for the use of A?'

6. How far and for what reasons would the following conveyances be affected by what Stephen calls the 'parliamentary magic' of the Statute of Uses? What further points do they illustrate?

(1) 'To A for 99 years to use of B for 100.

7. What different constructions have been placed upon these devises ?

(1) To A and B.'

(2) To A in trust for B for life.'
