PREFACE.

THE Profeffion may poffibly be furprized at feeing another publication on the fubject of the enfuing fheets, in addition to the many treatifes which have already appeared; but their furprize will, it is prefumed, immediately ceafe, when informed of the fuperior advantages poffeffed by the prefent work, in combining the theory with the practice of conveyancing; a requifite, which, though exceedingly material, has hitherto been entirely neglected. To fupply this defect it was, principally, that I was induced to compile the present volumes in which, befides a copious introduction on the nature of deeds in general, and conclufive observations on their enurement and construction, I have prefixed to each species fome preliminary remarks on its diftinguishing properties, and peculiar efficacy. This will enable the student to perceive with readiness which species of affurance is beft calculated to anfwer the views of the parties in any particular tranfaction, and at the fame time inftruct him in the mode of preparing fuch affurance according to the most modern and approved form. But left, in these remarks, I fhould inadvertently have omitted any material point, or should the student wish for more ample information on any particular deed, I have moreover fubjoined references to fuch books.
